Pomifer Park’s land was originally owned by the nuns who own the Hartzer Religious Retreat opposite. Since buying Pomifer Park, the current owners have done over a million dollars worth of property improvements. These improvements include solar power and hot water, new switchboards, and a new front verandah.

A studio, a gazebo, a croquet hut, and a glass house have been added to the property, and extensive landscaping has been done, including:

• fencing
• removing scrub & diseased large trees
• removing old sheds
• adding hedges & hundreds of plants
• levelling the lower part of the block
• creating a croquet lawn & a boules court

In Australia, online property valuations mostly use the same valuation AI software. Its property valuations are primarily based upon the previous sale price of the property, plus general price increasing or decreasing trends for the area.

These AI valuations don’t include the value of recent improvements made to particular properties because the AI calculation has no knowledge of the improvements made, and there is no method for sellers to add information about the improvements they’ve made since purchasing the property.

The only good thing about this situation is that a new sale price for a property, becomes its new value.
